Custom Marketing Plan

My commitment is to aggressively market your home to all potential buyers. Every property is different, and requires a distinct marketing strategy. I will create a custom plan for you that will likely include most or all of the following tactics:
  • List the property with the Multiple Listing Service (MLS) of the Greater Rochester Association of Realtors (GRAR). This is the single most powerful tool we have to showcase your home since the MLS reaches over 3,000 REALTORS® and automatically up-loads to numerous internet search programs that buyers can access.

  • Prepare a custom full-color property brochure. Each home I list features a custom brochure. My graphic design team creates the classiest and most professional color brochures in Rochester.

  • Install a RE/MAX yard sign. The RE/MAX brand is Number 1 around the world, and equates with experienced agents who get results. My signs include my cell phone number so buyers can reach me quickly. A sign rider also displays my website,, so buyers can see pictures of your home and contact me by email if they prefer.

  • Provide a Homeline listing of your home. This technology allows a buyer to call our Homeline number and hear a description of your home, which I personalize. A sign rider displays the phone number and property code. Callers can connect directly to me if they desire, and I am notified about all inquiries, so that I can follow up on these leads.

  • Advertise your property on the Internet. My listings stand out from the crowd. I make sure your listing includes a complete photo tour and well-written descriptions that highlight the best of your property.

  • Advertise in appropriate publications. The Internet has overshadowed traditional advertising, but you are guaranteed an appropriate level of traditional print advertising, especially for open houses.

  • Promote your property through targeted neighborhood mailings. Where appropriate, targeted mailings can be an effective tool for attracting the friends of current neighbors to your listing.

  • Distribute property offering materials to area real estate firms.  Using the power of email and fax, I make sure that area REALTORS® are presented your listing so it stands out from the competition.

  • Coordinate private and open house showings of your property.  Sometimes open houses are not the right strategy; private showings may be best for you and your property, or some combination of private and open house showings might  be right.  Whatever you and I decide is best for your property, I make sure that buyers can view your home at their convenience.

  • Personally show your home whenever possible. It is less and less common for an agent to be present at a showing.  But I believe that this is what you pay me for, so I try my hardest to be present at showings to SELL your home to the buyer.

  • Follow-up on all realtor showings for feedback. I value the comments of buyers. They help us refine our marketing, correct concerns with the property, overcome objections, and adjust price as a last resort. That is why I follow-up after every showing to get as much feedback as I can to help us sell your property most effectively.
